We offer a full service vacation rental property management solution so you can own a home in the White Mountains stress free.  


We live in Bartlett, New Hampshire a small town in the heart of the White Mountains.  Being close to our properties is key to being the best we can be for our owners and our guests.


It's a small town and people talk, we want the talk to build our business not the other way around.  We make sure our team is building our brand and name every day with every action we take.  Our goal is to create an incredible experience.


We value our team, we don't outsource cleaning or other work, it's all in house, and our goal is to have each property have a 5 star guest experience.  Our team is on the payroll.


Each home, owner, and guest is important to us.  That's why we treat your home like it is our own.  You won't just be a name on a list, we get to know you and your home to best serve your needs as a second home owner.  We are here as your personal liaison and caretaker. 


We believe communication is key, we will keep you informed with our detailed monthly newsletter, bi-annual revenue updates, and our quick survey's to ensure that we are being the best we can be for you.

Our Unforgettable Services

           Set up:

  • Peace of mind that we have a team of people who live in the area and can be at your property at a moment's notice.
  • Complete walk through of property, giving consultation of what is needed before listing if anything.  Ensure that the property is safe for guests.
  • Take professionally designed photos to ensure an enticing listing.
  • Build listing on Airbnb.  (Additional OTA’s as necessary)
  • Write an optimized heading and description to attract potential guests.
  • Add photos with a detailed description for each photo.
  • Complete amenities section, discuss with the owner any amenity that is a must have that we don’t currently offer.
  • Design a complete house manual, subject for owner review prior to publishing.
  • Design a complete guidebook for guests, subject for owner review prior to publishing.
  • Analyze competitor pricing to ensure optimal dynamic pricing for property.
  • Build property email capture account for repeat guest visits using google forms, use current newsletter for communication through mail chimp email service.
  • 24/7 guest response, our goal is 100% response within an hour.  You will have your own personal communication specialist.
  • Make sure all home calendars are synced up so no double booking occurs.

        Communication with Guests:

  • Install the Communication App for all guest auto communication.
  • Welcome Message: sent within 15 minutes of each booking.
  • One week before booking: message sent with guest digital home manual with all house rules, all auto check-in procedures and any questions answered.
  • Two days before the check-in: message is sent confirming check-in details and any questions answered.
  • 24 hours after the check in: message is sent asking how the guest has settled in.
  • 24 hours before the check out: message is sent reviewing all check out rules and reminding them of the time our cleaners will arrive. 
  • Post check out: message sent to guest(s), thanking them for choosing us as their trusted vacation destination, reminding them to leave us a 5-star review if we have earned it.

        Cleaning & Maintenance:

  • We will provide a 5 star 54 point cleaning of the property with a welcome snack basket plus a  handwritten note welcoming them.
  • Full inspection of property with every cleaning, make sure anything needing repair is reported to the owner.  (we will handle any repair under $50 without charge to our owners.)
  • With professional in-house cleaning and home turnover remove all trash and recycling.  We keep all and any cleaning fee.
  • Full review of the owner's supply closet making sure we keep up to date and replenish all cleaning, home supplies and equipment.  A full list of items required in the owner’s supply closet is listed on the Cleaning Standards page.  This includes but is not limited to toilet paper, paper towels, sponges, cleaning towels, cleaning supplies, laundry detergent, hand soap, shampoo, conditioner, shower gel.
  •  Full spring “deep clean up” of property annually, billed to the owner at a per hour rate.
  •  Schedule any of the following, hot tub cleaning and maintenance, landscaping and be present if necessary for supervising any scheduled work. 
  •  Will send any and all receipts for work done within 30 days of work performed or money spent.
